Building permits in Greece: the basic process

5 min read

A building permit in Greece is not a single document — it is a file of engineering studies submitted electronically. The more complete it is from the start, the less time is lost.

The basic steps

The process follows a defined sequence, handled by a licensed engineer.

  • Plot, title and planning checks
  • Topographic survey and preliminary architectural design
  • Structural, MEP and energy performance studies
  • Approvals from other authorities where required
  • Electronic submission, payment of contributions and issuance

Where time is usually lost

Delays come mainly from incomplete title documents, unresolved legalisations of past works, unclear plot boundaries and third-party approvals in protected areas.

Checking those points before design begins is the most effective way to shorten the overall programme.

Before works can start

After issuance, site signage, the health and safety plan, temporary site utilities and notifications to the relevant authorities are required. We handle these in parallel so the crew can start without waiting.
