Stone village with tower houses on a hill in Mani, Greece

At a glance

  • One partner for the whole process: land, design, permits, construction and handover.
  • Before you buy, we check whether and what can be built: minimum plot rules, road access, water and power, slope, forest status and local design rules.
  • The legal side of the purchase is handled by your own lawyer and notary; we cover the technical side.
  • Most of our Mani clients live abroad or in Athens. You get regular photo reports and one point of contact, in English.

The technical check before you buy matters most

In Mani, many plots are advertised as buildable when they are not, or can only be built on with restrictions that change their value. The rules for plots outside town plans have changed in recent years, so an old certificate is not enough.

Before you pay a deposit, we check:

  • Whether the plot is inside or outside a settlement and which building rules apply
  • Minimum plot size, road frontage and legal access
  • Forest status, coastline zone, streams, archaeological zones and Natura areas
  • Slope, orientation and the likely cost of excavation and retaining walls
  • Connection to water and electricity
  • Design rules of traditional settlements, where they apply

The steps

1. A conversation about the home you want, the area and your overall budget — land and construction together.

2. Plot search through the local network we have built on our projects in Mani.

3. Technical check of each candidate plot, with an indicative construction cost for it.

4. Purchase, with the lawyer and notary of your choice.

5. Architectural and structural design, building permit and approvals.

6. Construction with one project manager, an itemised budget and regular reports.

7. Turnkey handover with a complete technical file.

Why one partner instead of five

When land, permits and construction are handled by different people, nobody answers for the total cost. We look at a plot through a builder's eyes: what it will cost to build on, not just what it costs to buy.

We have built homes and a traditional stone guesthouse in Mani and are currently building a stone hotel in Oitylo, so we know the area's requirements first-hand.

Frequently asked questions

Can foreigners buy land and build in Mani?
EU citizens generally can buy property in Greece on the same terms as Greeks. For non-EU buyers, some border areas have extra approval requirements. Your lawyer confirms the legal side; we confirm what can be built on the plot.
Can you find a plot for me?
Yes, based on your criteria and budget. Every option goes through a technical check first, so you decide with the full picture.
How long does it take?
Building a 150–250 sqm home in Mani usually takes 14 to 20 months. Finding a plot and obtaining the permit take additional time that depends on the area and the approvals required.
