Stone houses in Mani: new construction and restoration

Stone is the material of Mani, and of our work there. We build new buildings with local stone masonry and restore old stone houses in ways that make them safe without losing their character.

At a glance

  • We built a traditional guesthouse in Mani stone and are building a 49-bed stone hotel in Oitylo.
  • In new buildings the structure is usually reinforced concrete with stone walls or cladding; in old ones the stone itself carries the building.
  • Traditional settlements have design rules for materials, openings and roofs, and approval by the Architecture Council is often required.
  • Buildings that existed before 1955 may be treated as lawfully existing if this can be proven — which changes the whole restoration process.

New stone construction

Good stonework shows in the joints, the corners and the lintels, and in whether the stone has been laid the way it traditionally is in the area. We work with local stone and with masons who know Mani walling.

Combining stone with a reinforced-concrete frame needs design: wall thickness, insulation, waterproofing and how the stone ties into the structure, so the building is authentic and also performs well on energy.

Restoring an old stone house or tower

Old stone buildings behave differently from modern ones. We start with a survey of cracks, bulging walls, rotten timber floors and roofs, and rising damp.

Strengthening uses techniques compatible with the masonry — grout injection, deep repointing, ring beams, new timber or steel floors — so the building becomes safe without being encased in concrete.

Permits in traditional settlements

Many Mani villages have rules on materials, colours, window proportions, roofs and heights, and the Architecture Council usually has to approve the design before the permit. Listed monuments or protected zones also need approval from the Ministry of Culture. We check all of this before you commit.

Frequently asked questions

Should I restore an old stone house or build new?
It depends on the condition of the walls, the legal status of the building and what you want to do. Restoration often gives you something that cannot be rebuilt — but only if the walls can be saved. After a survey we price both options.
Is a stone house safe in an earthquake?
A properly restored stone building, with tied walls, ring beams and strengthened masonry, performs far better than a neglected one. A civil engineer designs the strengthening after assessing the existing condition.
