Engineering services and building permits in Greece

The technical file decides what you are allowed to build and how much it will cost. We prepare it properly, from the first plot check to the issued permit.

Engineering drawings and energy assessment for a building project in Greece

Plot and property checks

Before you buy a plot or commit to a design, it is worth knowing exactly what the planning rules allow: buildable area, coverage, height, setbacks and any special restrictions.

In areas such as Mani, morphological rules on materials, openings and roofs can also shape the design significantly.

Building permits and small-scale permits

We coordinate the architectural, structural and MEP design and submit the full file for the building permit, following it through to issuance.

For smaller interventions, a small-scale permit or a notification of works is often sufficient — we identify which route applies and handle it.

  • Building permits for new construction and additions
  • Small-scale permits and notifications of works
  • Legalisation of unauthorised constructions
  • Topographic and technical documentation

Energy certificates and Electronic Building Identity

We issue energy performance certificates (EPC) for sales, rentals and subsidy programmes, and prepare the Electronic Building Identity required for property transfers.

Where energy upgrade programmes apply, we prepare the technical documentation and carry out the works that follow.

Frequently asked questions

How long does a building permit take in Greece?
For a private residence, the design and permit process typically takes three to six months, depending on the plot, the required approvals and the responsiveness of the authorities involved.
What is an Electronic Building Identity?
It is a digital file registering the legal and technical status of a property, including drawings and inspections. It is required for property transfers in Greece.
Do I need an energy performance certificate?
Yes, an EPC is required to sell or rent a property, and it is also part of the documentation for energy upgrade programmes.
