The main stages of residential construction
6 min read
Every house passes through the same core stages. When owners understand the sequence, they know when each decision is needed — and the project runs without dead time.
1. Design and permit
Architectural, structural and MEP design, topographic survey and the building permit. The layout and the position of the main services are fixed here.
2. Earthworks and foundations
Excavation, retaining works where needed, foundations and basement waterproofing. On sloping plots, this phase drives a large share of the final cost.
3. Structure and envelope
Reinforced concrete frame, masonry, insulation, roof waterproofing and window installation. At the end of this phase the building is closed and weather-tight.
4. Installations
Plumbing, electrics, heating and cooling, ventilation and drainage. Sanitary ware and socket positions must be confirmed before this stage begins.
5. Finishes and handover
Plaster, flooring, tiling, kitchen, painting, lighting and external works, followed by a snagging list, cleaning, utility connections and handover with as-built drawings.
